1. Test the TPR valve

Lift the lever briefly; water should flow, then stop completely when released. A valve that won't lift or won't reseat needs replacement before storm season.

2. Flush sediment

Drain a few gallons from the drain valve until the water runs clear — or do a full flush if it's been years. In DeSoto's hard water, this is the highest-impact maintenance there is.

3. Check the anode rod

Every 3 years minimum. If it's down to a thin wire or coated in calcium, replace it — it's the only thing standing between your water and the steel tank.

4. Verify the drain pan and drain line

Pour a cup of water in the pan and confirm it drains away freely. A clogged or missing drain line turns the pan into a decorative tray.

5. Test the shutoff valves

Close and reopen the cold-water shutoff above the heater. If it's frozen or crusted, replace it now — you'll need it to work in an emergency.

6. Check expansion tank pressure

Tap it: a working tank sounds hollow at the top. If it's waterlogged or the air charge is wrong, the TPR valve takes the beating instead.

7. Inspect gas connections and venting

Look for rust streaks, soot, or a corroded draft hood on gas units. Any of these warrant a professional inspection before heavy-use season.

8. Install or test surge protection

A whole-home or dedicated surge protector on an electric heater's circuit is cheap insurance against storm-killed elements and thermostats.

9. Set temperature to 120°F

Verify with a thermometer at the tap. Higher settings waste energy, accelerate wear, and raise scald risk.

10. Know your emergency plan

Everyone in the home should know where the water shutoff, breaker, and gas valve are. Tape a labeled diagram inside the utility closet door.
