Not every puddle under a water heater is a plumbing failure. Cold water entering a warm garage in humid months sweats like a cold drink — and that sweat pools exactly where a leak would. Here's how to tell the difference before you pay for a repair you don't need.

Why water heaters sweat

When cold groundwater fills the tank, the steel jacket and cold-water pipes drop below the dew point of humid garage air. Condensation forms, runs down, and pools at the base — mimicking a bottom leak convincingly. New installations and heavy-use periods sweat the most.

The paper-towel test

Dry the entire base area thoroughly with towels. Lay dry paper towels around the footprint and check every few hours. Condensation reappears as a light, even dampness across broad surfaces; a real leak returns to the same spot, often with a visible drip trail from a fitting or seam.

Follow the water upward

Condensation forms on cold surfaces — the cold-water inlet pipe and the tank's upper jacket. Leaks originate at weak points — valves, fittings, seams, the drain valve. If the wetness starts at a fitting and the fitting is warm, it's a leak; if everything cold is uniformly damp, it's likely sweat.

The Texas humidity factor

DeSoto's long humid season makes condensation most likely from late spring through early fall — exactly when storm-season humidity peaks. A 'leak' that appears only on the most humid days and vanishes in dry weather is almost certainly condensation.

When to call for detection anyway
