TPR Valve Leaking? Causes, Dangers, and Fixes

By Water Heater Leak Repair Solutions · Updated September 30, 2026 · DeSoto, TX

T&P valve replacement work

That pipe running down the side of your water heater exists for one reason: to save your home if pressure or temperature goes critical. When the TPR (temperature-pressure relief) valve starts dripping, it's either doing its job against a real problem — or it's failed itself. Either way, it needs attention, not a bucket.

What the TPR valve does

At 150 PSI or 210°F, the valve opens and dumps water to relieve the tank. It's the last defense against a catastrophic rupture. A valve that has opened even once should be tested — many don't reseat properly afterward.

Cause 1: A worn-out valve

Mineral buildup and age prevent the valve from sealing. If house pressure and temperature test normal but the drip continues, the valve itself is done — a straightforward $150–$300 replacement.

Cause 2: Excessive house pressure

Municipal pressure above 80 PSI — common after storm-related main repairs — forces the valve open repeatedly. The fix isn't a new valve; it's a pressure-reducing valve or a working expansion tank. We test static pressure on every TPR call.

Cause 3: Overheating from a bad thermostat

A failed thermostat can drive tank temperature toward the valve's 210°F trip point. If your water is scalding AND the TPR drips, suspect the thermostat first — it's the more dangerous of the two failures.

The one thing you must never do

Never cap, plug, or restrict the discharge pipe — and never replace the valve with a plug. People have been killed by water heaters with disabled relief valves. If anyone suggests it, they're not a plumber you should hire.

How we fix it

We test the valve, measure house pressure, check the expansion tank's air charge, and verify thermostat calibration. Then we fix the actual cause — valve, pressure, or thermostat — and retest the whole system. See our TPR valve replacement service for pricing.

Common Questions

Is a dripping TPR valve an emergency?

Treat it as urgent same-day. It signals either a failed safety device or a real overpressure condition — both deserve prompt professional eyes.

Why does it drip more after the city works on water mains?

Main repairs and flushing change system pressure, and homes without a functioning expansion tank feel every spike at the TPR valve.
